AM—Architecture was founded by director, Andrew Mellios in 2008.  Andrew received a Bachelor of Architecture Honours from Melbourne University in 2000. He is a registered architect in Victoria and an A+ member of the Australian Institute of Architects.

During an extensive career, spanning more than 23 years working in London and Melbourne, Andrew’s focus has been in high-end residential projects. During this time, he has developed an experience and capability that bridges all spectrums of design, including technical and administration processes.

Andrew places an emphasis on ensuring that the client brief is always at the centre of the studio’s creative processes and that every project finds its essence, its conceptual heart.

He directs each project maintaining an intimate understanding of its detail and progress and, along with the Project Architect, remains attentive and a point of contact for the client.

Andrew is joined by Tijana and a team of skilled registered architects, who bring a professionalism and passion for their craft, to every project and client.

OUR SERVICES

PRE-DESIGN

 

Typically, our process begins with a Pre-Design Exercise, similar to a feasibility study, where we evaluate the site and regulatory environment to arrive at early sketches and cost estimates.

This stage refines the project’s scope, client brief and budget, providing a clearer outline of the project at an early stage and the confidence to proceed.

This is particularly beneficial for those considering a property purchase or embarking on a complex project.

DESIGN AND DOCUMENTATION

 

In these stages, we work closely with you to detail every aspect of the project, beginning with concept and covering interior design, materials, finishes, fixtures, fittings, equipment, services, heating and cooling, lighting, technology, furnishings and more.

We employ 2D, 3D, and VR technologies for a fully resolved design, ensuring that our clients have a thorough understanding of their project, in every detail.

We review construction costs at key points in the project development, providing opportunity for adjustment and change, to deliver a project within client expectation.

We draw on a team of over 40 specialist consultants, subcontractors, and industry experts, across various fields, to ensure a project’s success. Our consistently thorough documentation minimises issues on site and provides the contractor with a comprehensive understanding of the construction detail.

CONSTRUCTION

 

Approaching construction, we manage appropriate contractor selection and the tender or negotiation processes and advise on the appropriate form of contract.

Our architects administer the contract to completion, including regular site inspections. We work with the contractor ensuring timely resolution of questions and coordinating all project communication and financial administration.

Post-handover, we continue to liaise between owner and contractor to ensure any required works are documented and addressed.

Our workplace and the houses we create are located on the lands of the Wurundjeri, Bunurong, Wadawurrung and Taungurung Peoples.
